🔥 Why do I need a smoke and carbon monoxide inspection?
In Rhode Island, you’re required by law to obtain a Smoke & CO Certificate from your local Fire Marshal before selling or transferring a home. Without this certificate, you can’t close. We make the process easy by handling the inspection, installation (if needed), and certificate delivery — fast.
🧾 What does the $169 fee cover?
The fee includes:
Coordination with your local Fire Marshal
Full inspection of smoke and CO detectors
On-site guidance or replacements if needed
Water, oil, or propane meter readings (if applicable)
Certificate delivery within 24 hours of the inspection (or within 24 hours of covering any detector costs, if needed)
The only additional cost would be for any detectors that need to be replaced — and we match pricing with Home Depot or Lowe’s. No inflated fees.
🛠 What if my detectors don’t pass?
No worries. If we’re scheduling the Fire Marshal appointment for you, we stand behind it. If the property fails for any reason, we’ll cover the cost of the reinspection.
📦 Can you replace detectors on-site?
Yes — if any detectors are outdated, missing, or not up to code, Jeff will handle the replacements right on the spot using brand-new, compliant detectors. You’ll only be charged for the detectors themselves — and again, we match big-box retail pricing.
📅 How does scheduling work?
You’ll submit your preferred dates and times on our Client Intake Form. From there, Jeff will coordinate directly with the Fire Marshal to find the soonest available time that meets your preferences. Some cities and towns have specific availability (only certain days or times), but we’ll do our best to make it work.
🧰 Do I need to be there for the inspection?
Not necessarily. If we’re provided with a lockbox code, garage keypad, or other access instructions, we’re happy to coordinate everything without anyone being present. Just let us know your preference when filling out the intake form.
💸 Can I pay at closing?
No — we do not offer payment at closing. All service fees and detector costs must be paid before the certificate is released.
🏡 What types of properties do you service?
